Though real estate transactions mostly are performed under pressure of time, it may be expedient to realize the site inspections of the ESA before any research activity. The inspections can also be realized in cooperation with the procedures of the Technical Due Dilligence. Directly after the site inspection, the client will be informed via an ad-hoc-report about the key facts that could be relevant for his decisions. The advantage for the client: if the first reconnaissanse of the site reveals a “deal-breaker”, further negotiations and examinations in other parts of the due diligence process (financial, legal, market), then senseless, can be avoided.
